Be that as it may, rpehom21, I think the author's implication is that a 50% NAV drop is an outrageously unlikely possibility.

I agree that AHT is probably a bargain at the current price. However, I believe that the statement that a 50% drop in NAV would leave a 30% upside is inaccurate. A 50% drop in NAV would put them below water on a mark-to-market basis.

Richard --

I believe you are drawing conclusions based on nothing more than unsupported opinion.

You have no basis to state what ADR and RevPAR are for AHT compared to last year, and therefore no basis to state that "management has not addressed this number probably indicates a decline".

In fact, management has never disclosed data other than what appears in their presentations or in quarterly earnings releases.

What you state is certainly possible, but until we receive specific information, I submit that your conclusions have no validity or basis in fact.

Nice comments. You have reiterated what the executives have said in presentations.

The key to price going lower is how much revenue and income has gone down this summer due to high energy prices for consumers, how much business travel is being cut back by slowing economy.

They have a read on this since June is over and most of July.

What management has not disclosed is what the drop has been with half of the summer over with at this point in time.

They know the numbers because they get reports every 24 hours from hotel managers at all of the stores.

The current price of the stock is not justified but it could move lower if they report lower room occupancy and price and this is possible. The fact that management has not addressed this number probably indicates a decline from the prior reporting summer.

Management has not commented on this point for a reason.

Nice, coherent story on AHT. Lays out a good case, makes one aware of the risks at the same time.
